  • I am BUYING/REFINANCING my home, what should I bring to closing?

    CERTIFIED FUNDS – THE KIM FIRM, LLC will accept a maximum of 500 US Dollars in personal funds. A certified bank check or money order can be made payable to THE KIM FIRM, LLC or made payable to the borrower and endorsed at the time of closing.

    Two (2) FORMS OF IDENTIFICATION – Two (2) forms of identification will be required, including one form of government photo identification. Acceptable forms of photo identification include the following: Driver’s License, Passport, State Identification Card or Military Identification. Acceptable secondary forms of identification include the following: social security card or birth certificate. Please call for other acceptable forms of identification.

    ORIGINAL HAZARD INSURANCE POLICY – The policy, not less than the loan amount, must have the proper mortgagee clause and be dated on or before the date of closing.

    POWER OF ATTORNEY – If the borrower requires a power of attorney, the form of the power of attorney must be approved prior to closing by THE KIM FIRM, LLC and the lender. The original power of attorney must be brought to closing for verification and recording. Please notify THE KIM FIRM, LLC if a power or attorney will be required.

    LENDER REQUIREMENTS – Please bring any closing conditions required by the lender, such as original tax returns, closing statement from sale of previous home, pay stubs, gift letters, etc.

    ORIGINAL TERMITE LETTER – If not brought by the seller.

    OTHER INSPECTIONS – Any other applicable inspection letters, such as septic and well-water inspections, not brought by the seller.

  • I am SELLING my home, what should I bring to closing?
